JUNE 9th UPDATE: Work is progressing very well. Sal (BTCA Maintenance) designed the project to have lessons learned from Phase 1 applied to Phase 2 and that has been wildly successful; half of the Villas were completed yesterday and the second half completed today. Anticipate wrapping up tomorrow around noon.
Repaving is scheduled for Sept 28-Oct 6 - more details to follow.

Waterline replacement to commence June 1-12th for Villas 21-32. Villas 1-8 will not have waterlines replaced.
Asphalt replacement will be late September timeframe.
This will be a large and disruptive project that includes removal of asphalt and repaving across the Courtyards Neighborhood. We will share information as soon as we have it to ensure owners/managers have time to plan around the disruption.
SUMMER 2026: We will be updating the wall mounted Villa numbers next to the front doors for Villas 1-8. Replacement number will be will be a bit more modern: 4" black floating numbers.
The plans have been accepted for the Firewise Landscaping update.
There will be two phases:
-- Phase 1- SUMMER: We will need to remove trees that are too close the the buildings. This will be done during the summer months.
-- Phase 2 - EARLY FALL: We will remove the shrubs that are too close to buildings, place river rock in Zone 1, and plant new shrubs and trees that are in accordance with Firewise Landscaping recommendations to provide privacy and property appearance.
We are working to finalize the plans to place non-flammable rock in Zone 1, the Immediate Zone: Zero to Five Feet. Plants closer than 5' and those under the eaves will need to be removed. We hope to mark these plants during March and share a video of impacts with owners this March. Since the plants to be removed provide some privacy for units, we will also be planting trees and shrubs to provide more screening/privacy on the berm on Broken Top Drive.

The Courtyards Neighborhood/BTCA is responsible for bulbs in front of units and over walkways; if any are in need of replacing, please contact the Neighborhood Representative.
For lights in owners' spaces, such as decks, please use a suggested bulb or similar to keep the cohesive neighborhood aesthetic (and to stay in compliance with BTCA DRC Requirements).
In November 2025, we met with the Lighting Engineer and walked through the property to develop an effective, sustainable, affordable, and visually appealing lighting plan.
Specifically, we asked for approach that standardizes Kelvin and Lumens and consists of affordable, easy to purchase bulbs, to include:
1-a flood/spot bulb for garages, walkway/front entry for the full property, and stairs at Villas 1-8 to bring consistency, ambiance, and safety for the entire property
2- light bulb for the wall scones and lights above the storage lockers
We replaced all exterior bulbs to comply with the plan and will consistently utilize these bulbs are replacements are needed.
All exterior doors were refinished across the neighborhood.
Plantings were updated near Villas 1-8 and on the berm on Simpson Avenue. Trees and shrubs were removed within the Immediate Zone (Zone 1) around the buildings.
