August 2026 : We will be updating the wall mounted Villa numbers next to the front doors for Villas 1-8. Replacement number will be will be a bit more modern: 4" black floating numbers.
BLUF: Repaving Sept 28-Oct 6; parking and access impacted; STRs may want to block availability on these dates.
We have an exciting project coming up that will make the property look amazing, but it will be a bit disruptive…yes, it is REPAVING time!!!
What: We will grind existing pavement, remove ‘storage’ structure in parking area and replace with an additional parking spot (the one near the trees that collects debris), and repave and restripe parking for a fresh look!
When: September 28th – October 2nd - Removal of existing paving across parking areas and roadway – we will be able to drive and park on ground areas once prep is completed
October 5th& 6th – Repaving across parking and roadway – will not be able to drive or park on area until dry, usually only for the day of paving and we will try to split into a two reasonable phases so some parking will remain available.
Where: All parking areas (Villas 1 – 32) and roadway connecting Broken Top Drive to Simpson Road.

The Courtyards Neighborhood/BTCA is responsible for bulbs in front of units and over walkways; if any are in need of replacing, please contact the Neighborhood Representative.
For lights in owners' spaces, such as decks, please use a suggested bulb or similar to keep the cohesive neighborhood aesthetic (and to stay in compliance with BTCA DRC Requirements).
In November 2025, we met with the Lighting Engineer and walked through the property to develop an effective, sustainable, affordable, and visually appealing lighting plan.
Specifically, we asked for approach that standardizes Kelvin and Lumens and consists of affordable, easy to purchase bulbs, to include:
1-a flood/spot bulb for garages, walkway/front entry for the full property, and stairs at Villas 1-8 to bring consistency, ambiance, and safety for the entire property
2- light bulb for the wall scones and lights above the storage lockers
We replaced all exterior bulbs to comply with the plan and will consistently utilize these bulbs are replacements are needed.
All exterior doors were refinished across the neighborhood.
Plantings were updated near Villas 1-8 and on the berm on Simpson Avenue. Trees and shrubs were removed within the Immediate Zone (Zone 1) around the buildings.
